Homestead Exemption
Reduce Your Property Taxes as a Georgia Homeowner
Georgia's Homestead Exemption allows homeowners who use their property as their primary residence to reduce their property's assessed value for tax purposes — potentially saving hundreds of dollars per year. Ufyle helps you gather the required documents and successfully file your homestead exemption application.
What Is the Homestead Exemption?
The Homestead Exemption is a property tax relief program available to Georgia homeowners who occupy their property as their primary residence as of January 1 of the tax year. The basic exemption reduces the assessed value of your home by $2,000 for county taxes and $5,000 for school taxes. Additional exemptions are available for qualifying individuals.
Documents You Will Need
- Parcel ID Number — found on your tax bill or at your county's online property search portal (e.g., iaspublicaccess.fultoncountyga.gov for Fulton County residents)
- Valid Georgia Driver's License or State ID Card — the address must match the property address
- Social Security Number — required on the homestead exemption application
- Vehicle Registration — for all vehicles owned by and registered in the owner's name
- Trust Affidavit — if the home or property has been placed into a trust
Additional Exemptions Available
- Senior Exemption: Additional exemptions for homeowners age 62 and older based on income
- Disabled Veteran Exemption: Significant exemptions for disabled veterans and their surviving spouses
- Low Income Exemption: Additional relief for qualifying low-income homeowners
- Line of Duty Exemption: Full exemption for surviving spouses of peace officers or firefighters killed in the line of duty
- Floating Homestead Exemption: Freezes the assessed value for qualifying seniors
How to File
The homestead exemption application must be filed with your county's Board of Tax Assessors by April 1 of the tax year. You only need to file once — the exemption automatically renews each year as long as you continue to occupy the property as your primary residence. If you move, you must notify the tax assessor's office.
